Renting a Warehouse? Here are Four Things to Consider

 When you're part of big business, you're likely to rent out your storage space, not own those. And when you're searching for storage space to start storing your stuff, it seems that most factories are targeted for large companies that need efficiency in shipping. 


Here are four things to remember before you press the button and rent a commercial property in Abu Dhabi.

Footage Square 


The very number one item to think is square feet. How much space do you need for your stuff, currently? Is your product stackable? And if you have no connection to forklifts, how much room would you need to put anything within reach of weapons and at floor level? 


Another factor of square footage is whether a few months or a year down the line would suit your current number. It is good to know if you can buy more space with late notice from the lender.

Climate


Would the weather impact the substance by sun, cold or moisture? During a warm or cold front, nothing will be worse than losing all of your stock, or if you live in an especially humid place. Many storage spaces in warehouses do not provide HVAC systems, even if they do, it is rent-to-renter oriented. If it turns out that you need some kind of climate-controlled storage space, ask the landlord about the operation. Which may demand that you instal your own device. Others can charge you for deployment and servicing. Double inspection is safest.

Tenure


Much like the sq ft, you can save cash by trying to estimate the lease period. If you know you're only going to use the space for a couple of months, don't sign up for one year. See a long-term dedication needed? Try to talk down the costs, and you promise a long-term partnership with the property manager. 

Most factories would offer to bargain for a longer time, say 5-10 years. If you don't see yourself sticking to that amount of time, it may be easier to choose a storage unit that provides for shorter leasing periods, or even month to month. Accessibility 


Often you'll be told the warehouse can fit an 18 wheeler truck parking. If you're a small enterprise, you're not going to partner with trucking firms to ship your goods. Concentrate on the space you like, instead. Need parking all you can? Do you need a van or truck back up to space? Will you want to pull in somewhere to avoid getting cold?
